32 ACRES FOR SALE

Picture
This is a 32 acre clean slate piece of ecological abundance, perfect for a diversified homestead, farmstead or small village. It is located outside of Lebanon, Missouri. It is secluded and private, with entry from a cul-de-sac. It features lean slopes and flat land at different elevations, mostly facing South and East. These areas are great for building natural buildings, planting orchards, building ponds and grazing animals, or can be left all natural for nature conservation and/or hunting. Deer and turkey are in abundance. Clay and sand can be found easily for cob structures. There are no easements and no restrictions on what to build or do on this land. The space has flat pasture also with a seasonal creek running through it. At the moment everything is covered in much lumber worthy timber, enough to build a small village. For big trees, Oaks, Black Walnut, Pecans and Hickory abound. Lots of native hazelnuts, blackberries and grapes among many other edible native species can be found everywhere on the land. The forest provides an abundance of chanterelle and other mushrooms in the summer also.

This land offers a myriad of natural resources to start a self-sufficient human settlement. A small initial investment would be necessary to get going to do some minor clearing, build a gravel road and bring water and electricity to a house or village location - access to the county electricity and water are right at the entrance of the property. Well digging services for the cleanest water in the region are easy to find and inexpensive and many off grid homesteads use geothermal, bio fuels, solar and wind in the area. Fiber high speed internet was recently brought to the entrance of the property also and satellite internet is fast, reliable and available. Your immediate neighbors would include a diversified regenerative organic farmstead, a regenerative grazing farm, a wildlife managed sanctuary and another piece of raw land. This place is quiet, private and at peace! You will also have access to a permaculture farmstead designer in the neighborhood ;)
